Buying Process

Our process caters to Missoulians who want a good home at a good price, with no bidding war. Every few months, we offer contracts on new, pre-designed homes as their construction begins. They are offered at a set, published price to buyers on our waitlist who are pre-approved for a loan, in order of registration. If the waitlist is exhausted, we list the homes for the general market via Multiple Listing Service.

We do not sell to investors – an owner on the deed must occupy the home for at least two years. The homes can be resold at any point, although the investor deed restriction lasts for seven years from the initial sale.

Step 1
Join the waitlist

To join, just fill out the WEF Waitlist Form. You will be asked to attest that you will owner-occupy the home for at least two years after purchase. This establishes your place on our waitlist. We will contact you to confirm your interest, discuss whether you are pre-qualified for a loan, and to answer any questions. For more information about the waitlist, contact Jason Shreder.

Step 2
Visit with a mortgage lender to get pre-qualified for financing

You can work with a lender you know, or contact Stockman Bank, which is waiving origination fees for all West End Farms buyers. The lender will gather documentation to pre-qualify you for your home loan.

Step 3
Put a home under contract

When a home is offered to you, you can accept it and go under contract. If it’s not the right time, or the right home, you can simply choose to stay on the waitlist.
