Can I enter a waitlist for more than one home type?

Yes. Simply indicate all the home types you are interested in when you fill out the WEF wait list.

How many homes will be built?

There will be 260 homes with a mix of detached single-family homes and row homes.. The development has 9 phases and will move generally from west to east. The development team plans to build out the entire project in 4-5 years.

How big are the lots?

All homes offer fenceable yards. Row homes have 1,800 SF lots. Cottage homes have 3,500 SF. All other homes have 5,500 SF. 

How long will it take to construct a home?

The construction timeline is roughly 5-6 months for each home (longer for multi-unit structures).

Is this income restricted housing?

No. Beyond the requirement to owner-occupy your home after closing, there are no special requirements or restrictions.

What’s the 2-year owner-occupancy requirement? Can I rent or sell?

Deed restrictions apply for seven years from the date of the first sale. During those seven years, any new buyer must owner-occupy the home for two years. Roommates, including paying roommates, are okay. After two years of owner-occupancy, the home can be rented out, but not for short-term rentals. The deed restrictions end at seven years, at which time the home can be sold to any type of buyer, subject only to the restriction on short-term rentals.

These restrictions are designed to prioritize homeowners over investors as the West End Farms neighborhood is built.

Who is building the homes, and what are the quality standards?

The homes are built by local crews and contractors using quality materials. Some of our standards include:

  • Insulated concrete foundations for energy efficiency and sound control
  • 9-foot ceilings and oversized windows for abundant natural light
  • Sound-rated bedroom windows to block external noise
  • Insulated walls and floors minimize sound transfer between homes
  • Mechanical systems placed away from each home’s quiet zones for restful living
  • Nice quality flooring, trim, plumbing and lighting fixtures
  • A structural warranty

Who provides the utilities to the site?

All homes will have underground utilities. The city of Missoula provides water and sewer. Missoula Electric Co-Op or NorthWestern Energy will provide power and gas.

What is the HOA fee and what is it for?

For all homes, Homeowners Association (HOA) fees cover administration of the HOA and maintenance of common landscaped areas. Row homes have additional fees, which fund a reserve to maintain shared elements like roofs, siding and exterior paint. We carefully manage all of these costs.

For all detached homes, HOA fees are currently about $10 per month. We project these fees will gradually rise to about $20 per month as the development is built out.

We will set HOA fees for row homes based on a comprehensive reserve study. This study will ensure the HOA has adequate funds to maintain shared elements like roofs, siding and exterior paint. We will carefully manage these costs, and we will share detailed information as we project the fees.

What documentation do I need to enter a waitlist?

You can join the waitlist by simply filling out the form. You’ll be asked to attest that you will be an owner-occupant of your home for at least 2 years. That is all you need to establish a position on our waitlist. As you move toward a home offer, you’ll need to document that you are pre-qualified for a home loan.

How Are West End Farms Homes Priced?

We offer homes at fixed prices with no bidding war. Home prices are determined by building cost + markup, rather than market value. We update prices regularly to reflect building costs and inflation. That means that if you’re on the waitlist or plan to purchase at a later date, the price will differ from recently-sold homes. 

What are some first-time homebuyer programs, and how do I use them?

Your lender structures first-time homebuyer features directly into your prequalification. Some of the programs bring down payments to levels as low as 1-3%. Others offer low interest rates, and some help you avoid costly mortgage insurance. There are a variety of features and qualifying requirements, so it is important to work with an experienced lender. We have vetted the lenders at Stockman Bank for this purpose, and they will serve our buyers with no origination fee. But you can use any lender you choose to prequalify for your home loan and find the best programs for you.

What if I am buying a West End Farms home for someone else?

You will be eligible for the fixed-price as long as the owner-occupant’s name is on the deed. We are not selling any homes as rentals.

How big is the crawl space and is there room to store things?

The crawl spaces in the single unit homes will be 3-4 feet deep with trap door access and ladder.

Is landscaping included?

Yes, each home comes with underground sprinklers, sod, and in many cases, boulevard trees. There are 2-3 feet of bark chips or mulch surrounding the foundation, and additional sprinkler lines are stubbed into this area to accommodate your plantings of flowers or shrubs. 

What happens if outdoor work — like painting, landscaping, or asphalt — can't be completed before closing due to winter weather?

Closing will still proceed as scheduled. 120% of the estimated cost of any unfinished exterior work will be held in escrow from the seller’s proceeds at the title company. The funds will be released once weather permits and the work is completed in accordance with the construction specifications.

Are you allowed to park boats, campers, and other toys on the street or in your driveway?

Parking for all homes is accessed from a rear alley and all homes have at least 2 off-street parking spaces. In addition, almost all single-family homes have space to create additional parking if needed for boats, RVs, or other toys that Missoulians routinely need to park.

How are these good home prices possible?

It started with careful purchase of the right piece of land.  Then came deliberate, cost-conscious home design – emphasizing quality materials and livable space. We’ve leveraged the scale of this project to get good prices on materials. And we’re managing the build with experienced local crews. The final step is our no-bid sales process, ensuring buyers don’t pay for hot real estate market escalation.

What appliances are included in the home?

All homes include a range, microwave, dishwasher and refrigerator.

Park

How long will it take to complete the park?

While subject to change, the City plans to begin work on the park in 2027–2028, when there is a critical mass of finished homes in the neighborhoods (including West End Farms) near the stie. At that time, the City will start preparing and “greening up” the park, and adding multi-use trails. Subsequent park development phases are yet to be determined based on the city’s budget.

Will the HOA fee increase when the park is developed?

No. The City of Missoula owns the park, and there are no park fees.

When does the park get built, who manages it?

The City of Missoula is responsible to build and maintain the 28-acre public park, open space and farm.

While subject to change, the City plans to begin work on the park in 2027-2028, when there is a critical mass of finished homes in the neighborhoods (including West End Farms) near the site. At that time, the City will start preparing and “greening up” the park, and adding multi-use trails. Subsequent park development phases are yet to be determined based on the city’s budget.
